We had the good fortune of connecting with Karen Martinez and we’ve shared our conversation below.

Hi Karen, is there something that you feel is most responsible for your success?
ASPM has managed San Diego homeowner associations since 1971 through three generations of our family. Being deeply rooted to San Diego’s communities, we are uniquely attuned to the challenges facing HOA properties. Our strongest attribute is a focus on integrating trending technologies that address those challenges with the greatest efficiency, transparency, and by leading our industry in establishing best practices. When COVID-19 emerged, it was this business agility that allowed ASPM to continue serving clients without interruption, with a dispersed workforce working remotely, when the Governor mandated property management companies an essential service.

Can you give our readers an introduction to your business? Maybe you can share a bit about what you do and what sets you apart from others?
Unlike the commercial management industry, which is afforded respect and thriving revenue norms, the HOA property management industry is generally perceived with less regard and of lower value. The challenges, effort, expertise, and expense required to sustainably manage multi-family communities is actually much more complex than that required of commercial managers. HOA management companies have historically struggled to effectively convey the tremendous value we deliver. This can undermine the industry’s ability to attract quality talent at wages commensurate to the productivity required to meet client expectations. The greatest contribution ASPM makes to our industry, and to clients who are untrained in what we do, is educating and reinforcing the intrinsic value of multi-family management services.

Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
San Diego is comprised of some of the most diverse communities and recreational opportunities in the country. While we’re hard-pressed to identify all of the very best places to see and events to attend, our world-famous theme parks – the San Diego Zoo and Safari Park, Sea World, Balboa Park and, of course, our beaches, should be at the top of any visitor’s list.

Shoutout is all about shouting out others who you feel deserve additional recognition and exposure. Who would you like to shoutout?
The most significant challenge facing HOA management companies is establishing best practices and standards in an industry that isn’t regulated and has no scalable standards. Tasked with the oversight of billions of dollars in assets, ASPM leadership relies heavily on Harvard Business practices that reinforce policy and procedure driven protocols that are scalable, and that measure staff productivity and efficiency to hold staff accountable to the highest standards in delivering quality customer service.
