We had the good fortune of connecting with Preston Dubreville and we’ve shared our conversation below.

Hi Preston, how do you think about risk?
No risk, no reward. It’s as simple as that. The opportunities that carry the greatest risk are often the ones that will yield the greatest results. It may not be an easy thing to stomach and not something everyone is built for; however, it is the ability to take risks and to keep taking risks after experiencing loss that separates the winners from simply the survivors. My entire career is built off of risk. While every entrepreneur takes this on, the game I have chosen to play in ultra luxury residential real estate is high stakes. I own my own design and development firm – Dubreville Development – which specializes in building single family spec homes targeted towards the country’s elites with net worths that have been into the billions. The risk is in the word “spec” or “speculative” as we don’t have a buyer for these properties. We invest typically around $4M per project and then take on a substantial construction loan potentially reaching in the vicinity of $10M. Being a developer of speculative home building, nothing is guaranteed and I won’t see a reward for carrying such risk for 4+ years. Upon completion and sale of the home, the project could have lost money or it can make seven figures many times over. Despite our detailed projections, you never know what economical, political, or industry factors may come into play over the course of the project. No risk, no reward – I wouldn’t have it any other way!

Let’s talk shop? Tell us more about your career, what can you share with our community?
I am designer and developer. The developer side is all business, but I am thankful to have a career that allows me to express my creative side which shows itself as a real estate designer. I view building homes, not as construction of dwellings or shelter for people to live. I view each project as an opportunity to create a large scale sculpture that will stand the test of time. I am responsible for every element of the design both architecturally and interior finishes. I always had an eye for aesthetics and believe true art cannot be studied. I like to express myself through the projects and hope I elicit a feeling with viewers of the home. I am not interested in appeasing every person that walks through it, my desire is to have that one person be absolutely certain that there is nowhere else they want to call home.

Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
While my development projects are typically in Rancho Santa Fe, La Jolla, and Del Mar, I am always drawn to the city life. I would bring them on a grand tour of Little Italy and downtown where there is ample food, the arts, sports, and simply a larger dose of culture. Notable activities include taking a yacht out on the bay and hitting the “San Diego Special” as my friends like to call its which include Barbusa for food, Coco Maya for drinks, and Gaslamp Lighter for singing/dancing for which I am friends with ownership at each.

Who else deserves some credit and recognition?
I dedicate much of my success to my family. I come from a line of entrepreneurs, all in different industries than mine; however, they understand the mentality, the ups and downs, and the drive to create a successful venture where it all relies on you. They have mentored me from the beginning in regard to creating entities, managing finances, acquiring investors, etc. Without their guidance, encouragement, and belief in me, I would not be as far along in my career as I am today.
