We had the good fortune of connecting with Kate Swain and we’ve shared our conversation below.

Hi Kate, where are your from? We’d love to hear about how your background has played a role in who you are today?
I’m originally from Jacksonville, FL, and currently live here now, but my journey has taken me through 23 moves, 10 schools, and 6 cities—including Gainesville, Winter Springs, Naples, Marietta, Woodstock, and Amelia Island. Growing up, my family and I shared a love for exploring homes. Whether it was visiting model homes or attending open houses just for fun, these experiences sparked my passion for real estate early on.

While other kids were doodling animals, I was busy sketching floor plans. Moving so frequently not only gave me a deep appreciation for what makes a house feel like a home but also shaped my perspective on the importance of finding the right place to live. It’s this unique background that drives my passion for helping others achieve homeownership and find a space they truly love.

Let’s talk shop? Tell us more about your career, what can you share with our community?
My career has been a journey shaped by passion, persistence, and a commitment to connecting people with their ideal homes. I’m a licensed Realtor in both Florida and Georgia, and I’m proud to lead the Next Move Atlantic Coast team within Keller Williams, where we focus on providing personalized, hands-on service to every client. My role as a TV host of American Dream TV allows me to blend my love for real estate with storytelling, highlighting the vibrant lifestyles and unique communities, businesses and people of North Florida and South Georgia.

What sets me apart is my deep-rooted connection to the areas I serve. Having moved 23 times throughout my life, including living in cities across Florida and Georgia, I truly understand what it means to find the right home. This unique perspective drives my dedication to helping others find not just a house, but a place they can call home. My passion for real estate was sparked early on from my parents. They loved homes and often took us to look at model homes, the parade of homes and open houses just for fun! While most kids were doodling animals, I was sketching floor plans. Over the years, I’ve realized that real estate isn’t just about buying or selling property; it’s about fostering community, building relationships, and turning dreams into reality. Home ownership truly is the American Dream.

My journey wasn’t always easy. I faced challenges, especially early on in my career, when I had to establish myself in a competitive industry. My systems, attention to detail, and strong work ethic have been key. I built my business by focusing on what I do best: listening to clients, understanding their needs, and giving them the attention they deserve. I’ve also learned the importance of continual growth—whether through education, staying on top of market trends, or finding new ways to share my expertise through media.
What excites me most is the opportunity to showcase the beautiful homes and neighborhoods of the region I love, especially through American Dream TV. This platform allows me to bring viewers into the heart of North Florida and Southeast Georgia, highlighting not only homes but the lifestyle that comes with them.

The biggest lesson I’ve learned is that success is built on trust and perseverance. Whether working with clients or growing a team, trust is the foundation of every meaningful relationship. I also know that challenges are opportunities for growth—if you keep pushing forward and stay true to your values, you’ll always come out stronger on the other side. Challenges will come, but stay positive and something good will always come your way.

What I want the world to know about me and my brand is that I’m not just a Realtor—I’m a wife, mom, daughter, friend and someone who cares deeply about helping people create the lives they want. I’m passionate about making a positive impact in my community through my work,

Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
If my best friend were visiting the area for a week, I’d make sure they got a true taste of what makes Jacksonville and its surroundings so special. Here’s the itinerary I’d plan:

Day 1 – Welcome and Relaxation
Start with brunch at Midtown Table to enjoy fresh Italian-inspired dishes.
Spend the afternoon at San Jose Country Club, relaxing by the pool or playing a round of golf.
End the evening with a fine dining experience at Cowford Chop House, complete with rooftop views of the city.

Day 2 – Exploring Amelia Island
Begin with a kayak tour with Rip Tide to explore the natural beauty of Amelia Island’s waterways.
Visit Fort Clinch for a dose of history and scenic trails.
Stroll along Centre Street to shop and enjoy the charming island vibe.
Wrap up the day with dinner at Lagniappe.

Day 3 – Beach and Drinks
Head to the Sawgrass Beach Club for a day of sun and surf.
Grab lunch at Angie’s Subs for the best sandwich in town.
In the evening, hit Pete’s Bar and Lemon Bar at Neptune Beach for casual drinks with ocean views.

Day 4 – Downtown Jacksonville Adventures
Take in stunning views at the Friendship Fountain and explore the surrounding Riverwalk area.
Have a tour of a real chocolate factory, make a chocolate bar and enjoy lunch at the visual stimulating Sweet Pete’s .
End the night at Intuition Brewery, sampling some of Jacksonville’s best craft beers.

Day 5 – History and Culture
Start the day at Kingsley Plantation, learning about Jacksonville’s history.
Enjoy a lunch at Tidbits in San Marco.
Visit the Battleship Museum for a fascinating look at maritime history.
Have dinner and cocktails at Catalina Jax, a lively spot perfect for good food and great vibes.

Day 6 – Shopping and Luxury
Spend the morning shopping in 5 Points, exploring its eclectic boutiques.
Have a sophisticated lunch at RH Rooftop, known for its chic ambiance and views.
Relax in style at The Ponte Vedra Inn and Club for a spa afternoon.
Conclude the day with drinks at Cork Thyme @ All Spiced Up, where you can pair your beverage with unique flavors.

Day 7 – Farewell Fun
Indulge in a sushi feast at Hana Moon Sushi to kick off the last day.
Spend the afternoon walking the Jacksonville Beach Pier and enjoying the ocean breeze.
Toast to an unforgettable trip with a final dinner at Tony’s Cantina.

In my view, Jacksonville offers a perfect blend of history, culture, amazing food, and coastal beauty. Whether it’s the unique charm of Amelia Island, the vibrant dining scene, or the relaxing beach vibes, this area has something for everyone to enjoy!

I dedicate my shoutout to my husband, Kale Swain, our son, Waylan Swain and our daughters, Presley and Hadley Swain. My family is my most important job and my “why”. They are what motivates me to push myself as hard as I can each and everyday.
