Meet Mary Anne Wendt | Mobile Notary & Loan Signing Agent

We had the good fortune of connecting with Mary Anne Wendt and we’ve shared our conversation below.
Hi Mary Anne, we’d love to hear more about how you thought about starting your own business?
After working for others for so many years, I knew that I didn’t want to work for someone else forever. My most recent job as an Executive Assistant / Personal Assistant was eye opening. I saw how successful my boss was as a female minority and it inspired me. I knew that I wanted to be my own boss and I’m happy I found my path. Having the freedom to set my own hours allows me to be there for my family. I hustle as much as I can to bring in business and it’s exciting to know that I’m creating my own destiny.

Can you give our readers an introduction to your business? Maybe you can share a bit about what you do and what sets you apart from others?
Prior to being a full time Mom, I spent a few years in the mortgage industry. When I decided to become a Notary Public, I knew I could share my experience with escrow officers and real estate professionals and set myself apart.
OC Doc Signer is my company brand. I’m an Orange County native and love all things OC. I can connect with home buyers in a unique way because I grew up in Irvine and can confirm that they made an excellent choice to purchase in Irvine or anywhere in Orange County, really. It’s such an amazing area with so much to do and a wonderful place to raise a family.
Building any business requires building relationships. My favorite part of owning my own Notary business is meeting people and helping them accomplish their goals of home ownership, as well as helping with other documents that require notarization.
I enjoy meeting people and connecting professionals in the industry that can help each other. I network with so many realtors, lenders and escrow officers, it’s great when I can help them connect and see how they can help each other too.
I also co-host a weekly roller skate meetup in Irvine and we call ourselves OC Skate Crew. (You can find us on Instagram dance skating the night away!) In the beginning of the pandemic around November 2020, I was anxious to get outdoors and find a way to exercise and social distance. After seeing rollerskating on social media, I knew I wanted to do it. I invited a handful of moms in my neighborhood to skate with me and we enjoyed rolling together every Thursday. That small meetup eventually moved to the Great Park and grew to 30-40 people, thanks to my friend Shesha Marvin, of Atomic Ballroom. We joined forces and created this amazing community.
My passion for Orange County is what inspired OC Skate Crew as well as OC Doc Signer.
Since launching my company, I’m thrilled to hear such positive responses on my brand. I’ve approached some people and after meeting them for the first time, I was greeted with “Are you OC Doc Signer?” That makes me so happy.

Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
There’s so much to do in Orange County and it’s a short drive to a lot of fun places! If I could host a week long trip for my best friend, here’s what we would do:
Day 1 – Newport Beach! Breakfast burritos at Dory’s and roller skating at the elementary school blacktop. Afterwards, drinks and appetizers at Mutt Lynch’s. Lounge on the sand until sunset, and get some poke by the pound at Bear Flag Fish Co. in the Via Lido Plaza.
Day 2 – Disneyland! Start off the day with fresh churros and head to Rise of the Resistance before the line gets too long. After that, we could enjoy the rest of the park until the fireworks light up the sky.
Day 3 – Santa Monica and Venice Beach! We could enjoy breakfast at Fig in the Fairmont Miramar Hotel and then walk around Third Street Promenade. Maybe grab a Bloody Mary at Chez Jay, where they have the best Bloody Mary’s I’ve ever had. If we aren’t too tipsy, we could venture off to Venice Beach and roller skate. It’s such a vibe to skate there and enjoy the most talented skaters. We could head back to Santa Monica for dinner at Sugarfish, one of my favorite sushi spots.
Day 4 – Irvine, my hometown! Breakfast at Snooze in Tustin. We could walk around the Irvine Spectrum and go shopping. We could enjoy a Cuban lunch at Habana. Afterwards, we could grab a boba milk tea at 85C. It’s Thursday, so we should check out my skate meetup at the Great Park in Irvine. Meet my co-host Shesha and he’ll teach us some awesome skate moves. We will enjoy the rest of the day with the skate family. They are all so sweet and fun. We can grab some ramen for a late dinner at Shin-Gen-Gumi in my neighborhood, Woodbury.
Day 5 – Palm Desert! It’s less than 2 hours away. We could stay at the JW Marriott and enjoy the swimming pool, go hiking and visit the spa for massage and facials.
Day 6 – San Diego! One of my favorite cities. We can stay at the Hard Rock Hotel and enjoy all the Gaslamp Quarter has to offer. Options for food & sweet tooth: Sushi at Nobu, Ghiradelli for a peanut butter sundae or anything at Extraordinary Desserts or donuts and mimosas at Donut Bar. Their vegan crème brûlée donut is my favorite!
Day 7 – If we purchased a 2-day park hopper, we could go to Disney’s California Adventure! We should go to Radiator Springs Racers first before the line gets long, then we could enjoy the rest of the park.
What can I say? I’m a pescatarian who loves rollerskating, Disney, an occasional cocktail and sweets. The pool, beach, and spa are also places I enjoy. This would be such a fun week!

Shoutout is all about shouting out others who you feel deserve additional recognition and exposure. Who would you like to shoutout?
I’m grateful for so many people that I’d love to give Shoutouts to! Just to name a few…
My business mentor, Mark Wills of Loan Signing System (LSS) has taught me so much about the Notary business and motivates me with his big energy. Other LSS family members who inspire me: William Zuniga of Sign Docs Today and Jessica Terriquez of JT Signings, who are both incredible business owners.
Diane Chen of DDC Notary Services and Ron Abiera of Abiera Team Real Estate have been so supportive.
My realtor friends at Circa Properties, especially Jacki Campbell, Abel Segura, Jr., Angela Hendry and Victor Lopez know how to hustle.
Nina Kang Alvarez of Centerstone Escrow! She’s so kind.
Tony Bolanos at iQ Mortgage, we have known each other for over 35 years. He tells everyone that he introduces me to that I’m the Notary they should send out to their closings. Best introduction ever.
There are so many people that I’m connecting with in this industry, I’m grateful for everyone that I get to meet.
I’m most thankful for my husband Jim for always believing in me.
